This end terrace two bed house was a mid level renovation which showed tremendous upside. Bought below market value, and with a full course of renovations totalling £12,000, this project increased from £62,500 purchase price, to a £100,000 RICS valuation.
At first, we wanted to keep a larger number of features than we were ultimately able too.
The 2 value add areas here were the kitchen and the bathroom. Initially we intended to keep the kitchen carcass' and simply replace the doors and handles to provide a modern feel. However it quickly became apparent that it all needed replacing. This however was a great move because we were able to rearrange the design to make the room more user friendly. For example we created space for the washing machine which was previously shoehorned into the rear hallway, we also created space for a fridge freezer which was previously by the door to the living room. The Fridge freezer relocation now allows space for a family dining table in the kitchen, vital at meal times. Forever efficient with budget we were able to reuse the oven and hob as they were recently installed by the previous owner.

The 3 piece bathroom suite in this property was in good condition and didn't need replacing. We instead opted to replace the tiling for a modern look panelling solution which totally transformed the room without breaking the bank.
Other areas that needed attention were a rotten joist which was replaced, repair work to the staircase due to wear and tear, plastering to repair a damaged ceiling in bedroom one and a garden tidy up.
Finally a full redecoration and carpets throughout the property was finished!
The works took 8 weeks from start to finish (Phil even had chance to squeeze a holiday in whilst our incredible team carried out the work)
