  • What is Private Finance?

    Private finance in property is where a company, that’s us, borrows the investors money, that’s you, for a defined period of time, and with a fixed return. We offer private financing from as little as £25,000, and for terms between 12 and 36 months. A typical deal may be £50,000 for 12 months, at a fixed rate of 12% per annum. Therefore, you’d invest £50,000, and at the end of the 12 month term you would receive your £50,000 investment back, plus the interest of £6,000. 

    The interest rate we offer you depends on numerous factors including the size of your investment, the investment term, and the type of project we are offering you to invest in. 


  • What do we do with your money?

    We are a property investment company, who follow a traditional strategy to acquire under market value properties, renovate to a high quality finish in order to force the appreciation, and rent on AST contracts (Assured Shorthold Tenancies). After renovations, we apply for standard buy to let mortgages, having increased the property value, allowing to borrow at full market value. This releases our invested funds to repay your capital plus interest. 

  • How do we protect you and your money?

    All forms of investment carry risk, but property has invariably provided one of the more stable and predictable returns. We employee multiple measures to give you peace of mind. These  include; a legally binding contract, contribution towards your independent legal advice, and a legal first or second charge secured against the property title. Finally we provide you with a quarterly project update so you know your money is being put to good use. 


  • Property Investment or Bank Savings?

    Savings accounts generally offer low interest rates, which means low returns. Property investment has the potential for much higher returns when coupled with strategies such as forcing appreciation to increase value. Our Investment product pays between 8-12% as a fixed rate of return, over terms as short as 9 months. 


    All investments carry risk and all investment decisions of an individual remain the responsibility of that individual. 

  • What is a first charge on a property?

    When using a mortgage to cover the costs of a property purchase, the lender takes a legal ‘charge’ against the property. We offer this same protection to you, and we pay all the legal costs to make it happen. In effect, you receive the first  legal charge attached to the property in the unlikely event we weren't able to pay your investment back.

  • What is a second charge on a property?

    When using a mortgage to cover the costs of a property purchase, the lender takes a legal ‘charge’ against the property. We offer this same protection to you, and we pay all the  legal costs to make it happen. A second charge takes second place to the first charge holder. You may be offered a second charge in the event your investment is smaller than the marjority holder. For example, the project you select may have a mortgage element, or a private investor placing a significantly larger investment than yourself.
